Colter Lofts are the most

2. Street Improvements. Last year the
City of Phoenix spent $2 million to rebuild neighborhood streets,
installing new curbs, storm drains, sidewalks and new paving.
3. Overhaul of Christown Mall. Located
on the northern boundary of the Nile Neighborhood, Christown Mall is
undergoing a major renovation to
include a new entrance, new food court, new color scheme, and a new name,
Spectrum Mall. Over a dozen new shops will be locating there. Walgreen's
built a new store there and Krispy Kreme is scheduled to go in this

4. New Retail Shopping. COSTCO
opened a 150,000 square foot warehouse store at Spectrum Mall in 2001,
complete with a 16-pump gas station that has the lowest priced gas in
town. Wal-Mart, a tenant of the Mall for 5 years, has converted their
store in a "Super Wal-Mart".
5. Public Transportation. Only 10
minutes from downtown, Colter is ideally located for buyers who work along
the Camelback Corridor. It's also convenient to I-17, and to all the
valley's freeways. The #15 bus runs along 15th Avenue, one block away, and
stops on the corner of Colter and 15th Avenue.
6. Valley Light Rail.
The planned route runs from Spectrum Mall down 19th Ave where it turns
east along Camelback and the south on Central Ave to downtown Phoenix. It
heads east from downtown Phoenix along Washington through Tempe to Mesa, a
total of 20.6 miles. There will be a link connecting it to Sky Harbor
Terminals. A recent Arizona Republic article forecast residential values

7. The Lofts at Colter Is a Gated Community.
Colter's streets are private. This is unique in the center of town because
the majority of homes in central Phoenix were built long before gating was
popular.
8. Colter Townhomes Have No "Common Walls".
Unlike condominiums, which share a single wall between them,
Colter owners don't share walls with their
neighbors. Each townhome is built as a stand-alone building with its own
walls that are close but not connected to the home next door. Colter Loft

9. Colter Townhomes Have 2-Car Garages.
Because they were built before the age of urban sprawl and two-car
families, the majority of homes in central Phoenix in this price range
have carports instead of garages.
10. Colter Homes Are Ergonomically Designed.
We pay attention to the way people use their homes, and then design them
to maximize the functionality of every square foot. The inclusion of a
"catch-all" closet in Plan A's master bath, and built-in optional "valet"
cabinets in both Plans B and C master baths are examples of this
technique.
11. Colter Homes Have No "Wasted" Space.
Check under the stairs and you'll find it's all usable storage. And the
space behind the angled kitchen range in Plan B is utilized in the

Buyer's can customize any floorplan in Phase 2 to suit their individual

13. Colter Loft Homes Are Wired For The Future.
A “Structured Wiring System” located
under the stairs is a “Standard Builders Option” in all spec models. This
system uses individual cables from this central distribution box to every
outlet box, instead of "daisy-chaining” phone and TV cables from outlet to
outlet. In addition to two pairs each of CAT-5 phone/data cable, and two
pairs of RG-6 co-axial cable, every townhome is wired with dual
fiber-optic cables throughout the house.
14. Colter Loft Homes Are SRP "Certified Homes".
SRP determined that Colter met their energy efficiency standards and
awarded us the "Certified
Home" designation. SRP estimates the largest Colter Loft Home will
cost less than $100 a month for electricity on a year-round average.
Because these are all-electric homes that's the only energy bill a buyer
will have each month.
15. Record Low Interest Rates. In
addition to low operating costs, Colter Townhomes cost less to buy because
interest rates are the lowest they've been in 30 years, so monthly
mortgage payments will be lower too. Homeowners can move up to a newer and
